City Realty, a Boston-based developer, has proposed a transformative new development in Brookline that would create a new “town center” on Boylston Street. The plan includes three buildings of up to 20 stories surrounding a central, linear park with green space and water features. The goal is to create a vibrant community gathering space with a variety of activities.
The 5.34-acre site at 1280-1330 Boylston St. currently consists of surface parking and partially vacant commercial buildings. City Realty acquired the property earlier this year and aims to address resident priorities such as outdoor spaces, retail and dining options, a hotel, senior and mixed-income housing, and traffic mitigation. The new development would also include underground parking for 845 vehicles to prioritize pedestrian use.
The proposed buildings will house a mix of uses including a hotel with 250 rooms and event space, condos, retail space, multi-family rental housing, and senior housing with independent and assisted living options. The outdoor plaza will provide open spaces for events, markets, and entertainment, while the pedestrian promenade will be set back from the sidewalk and include greenery.
The developers estimate that once the project is complete, it could generate about $10 million in annual property taxes, significantly higher than the $1 million currently generated. They hope to have a zoning plan ready for approval at the May town meeting but have not yet provided a timeline for the project. The proposed development, if approved, would bring new life to the Boylston Street area and create a vibrant community hub for residents and visitors alike.
